A northern facilities management company, responsible for the maintenance of domestic water and heating/chilled water systems in a healthcare setting, faced a critical challenge. The heating system was experiencing significant temperature inconsistencies, leading to uncomfortably cold areas within the building. Urgent investigation revealed severely compromised water quality, with heavy corrosion deposits and a lack of both a corrosion inhibitor and a water treatment monitoring programme. The system’s critical nature meant downtime was not an option, making a rapid, effective solution essential.
How we helped
We implemented an online cleaning solution, utilising a filter pot to remove corrosive deposits without system shutdown. We back-flushed the boiler heat exchangers to clear blockages and introduced a suitable inhibitor and biocide. For six months, we performed weekly filter changes and magnet cleaning, coupled with monthly chemical and microbiological water quality analyses. Within a month, water quality improved substantially, but remaining cold spots indicated a system imbalance. Further investigation and corrective actions resolved this issue.
